The villa is as follows;

Completed in August 2005 it has a 105sqm living area on a plot of 1,000 metres, with water and electricity. The villa consists of three double bedrooms two with built-in wardrobes. Two bathrooms, (one ensuite) large lounge/diner, seperate kitchen includes white goods, granite work tops. Double glazing throughout. All windows have external shutters and rejas (Andalucian style iron grills). There are external lights on all walls and a 1.3m satelite dish, so you can receive all your usual UK Tv programmes (if you wish), plus a telephone. The property is completely enclosed, mostly fenced, plus walls at the rear and the side. There is also a brick and tile outhouse suitable for storage or small workshop. Access to the property is by sliding wrought iron gate. 

The house was built to the highest standards by the local leading building company, PNI.

If you are looking to buy a property in order to rent out then this would be ideal as the long term rental market is very strong in the Albox area.

The property is located on a small estate of two dozen homes just a 5 minute drive from the town of Albox, or a 15minute walk to the village of Llano del Olleres. Albox is only a a 40 minute drive to the beach.

Why is it so cheap?

The fully furnished villa including plot is for sale at only 75,000 euros. I doubt you will find anything similar anywhere near this price. The current rental value is 550 euros per month for long term rentals. So why is the selling price so low? The simple reason is that like approximately 6,000 villas in the Almanzora valley (and allegedly some 100,000 properties throughout Spain) it has been built on rustic land. We are all now waiting, and have been for the last few years, for the town halls to provide the provincial government with their plans for the area, in order for the land to be redesignated. Until this is done, and been approved, deeds cannot be issued.

The documentation we hold for our villa is the sales contract and the architect's project plans. In addition to the sales price the buyer is responsible for purchase taxes of approximately 10% although these are not paid until deeds are issued. A new sales contract can be drawn up at a cost of 100 euros approx.
